This episode of Evolving Money features Rick Edelman, longtime financial advisor and founder of the Digital Assets Council of Financial Professionals, and Scott Lucas, Head of Markets Digital Assets at JP Morgan. Host Angie Lau explores the rapidly growing tokenization market, where traditional assets are represented on blockchain.
The conversation examines how major institutions like BlackRock, Fidelity, JP Morgan, and Goldman Sachs are embracing tokenization for improved liquidity, broader access, and operational efficiency. While both guests see significant potential, they differ on adoption timelines - Edelman predicts revolutionary change within a decade, while Lucas advocates for market-driven, measured implementation.
The Explosive Growth of Tokenized Assets
Tokenized assets have grown eightfold to over $30 billion in under three years, spanning equities, fixed income, private assets, and real estate.
BlackRock launched the Biddle Fund on Ethereum, a tokenized money market fund valued at $2.8 billion for qualified investors.
Fidelity's tokenized money market fund currently holds over $200 million, while JP Morgan and Goldman Sachs offer various tokenized assets to investors.
Rick Edelman's Revolutionary Timeline Prediction
"By the end of the decade, tokenization will be the dominant investment platform in the industry, far eclipsing ETFs" - Rick Edelman predicts ETFs as we know them won't exist in five years.
Edelman compares the transition to how ETFs replaced mutual funds due to superior technology - all-day trading, better disclosure, lower costs, and higher liquidity.
"We're going to take those ETF shares and turn them into tokens, which will trade on blockchains" - Rick, explaining the natural technological progression.
Tokenization will enable 24/7/365 trading instead of current Monday-Friday 9:30-4:00 limitations, with instantaneous settlement like buying bread at a supermarket.
Real Estate Tokenization Opens New Markets
Early real estate tokenization included the Saint Regis Aspen resort, where a fifth was sold for $18 million through $10 tokens.
"The real estate market globally is three times bigger than the global stock market" - Rick, explaining why tokenization access matters for retail investors.
Tokenization solves real estate's core problems of high cost and illiquidity by splitting multimillion-dollar assets into affordable, liquid tokens.
JP Morgan's Measured Blockchain Implementation
JP Morgan's Kinesis blockchain processes $2 billion daily in cross-border transfers, moving over $4 trillion since its creation four years ago.
"There's a lot of talk about doing things on public blockchain... I feel actually the only way that we can really pressure test that and prove it... is to do something" - Scott Lucas on practical experimentation.
JP Morgan completed a landmark $50 million commercial paper issuance on Solana's public blockchain with Galaxy Digital, purchased by Coinbase and Franklin Templeton.
"The market will just decide whether blockchain is a better answer or not... that's not our decision as JP Morgan, that's the market's decision" - Scott on technology adoption.
Blockchain's Operational and Cost Benefits
JP Morgan estimates blockchain technology could save banks $120 billion annually through improved efficiency and reduced operational costs.
Nine out of ten banks are developing blockchain technology, with two out of three Fortune 500 companies also developing the technology.
"Over the next twelve to twenty four months, you're going to see all of them begin to deploy" - Rick predicting exponential adoption like "the Beatles spending six years becoming an overnight success."
The Tokenization of Everything Vision
Edelman envisions tokenizing driver's licenses, passports, employment records, academic records, and health records for easier interactions with institutions.
Homeowners could tokenize their million-dollar homes into one million $1 tokens, selling them individually for retirement income while continuing to live there.
"Instead of being a fan of Taylor Swift, you'll be able to be an owner of her music along with her" - Rick on tokenizing entertainment assets and athlete contracts.
Smart Contracts and Advanced Financial Instruments
Scott Lucas explains how distributed ledgers create single, undisputable records that could enable coupon calculations "to the millisecond" instead of semi-annual payments.
Smart contracts could manage interest rate swaps directly, removing sophisticated finance departments from the equation and enabling smaller companies to access capital markets.
"Capital markets should get themselves wider and deeper to service the wider economy and economic growth" - Scott on tokenization's ultimate purpose.
Regulatory Clarity as the Final Catalyst
"A big impediment to adoption has been the lack of clarity by Congress. We don't know what the rules are" - Rick identifying the primary barrier to mass adoption.
Missing regulations around custody, taxation, and engagement rules prevent brokerage, banking, and insurance industries from full participation.
"Once we have the rules of the road... you'll begin to see the massive levels of adoption" - Rick on the regulatory catalyst needed for widespread implementation.
